The buy-to-let market is more competitive than ever, and an empty rental property will cost you money.
It’s vitally important to present your property so that it will have maximum appeal for your target rental market. But it is equally important that getting to that point is handled in a time efficient manner to minimise the risk of an empty rental property.
Design Solutions and Interiors have many years’ experience of preparing a property and commissioning any custom-made furniture that may be required to optimise a rental property while delivering to tight timescales. We have facilitated many buy-to-let design projects for overseas clients from Malaysia, China and Dubai working from a client brief for usage and budget.
We’re keen to familiarise ourselves with you the client and the property in question but we are quite happy to communicate entirely by telephone and email should the need arise.
Hiring an interior designer to work within your home involves an element of trust. Your home can mean many things to you:
Given all these potential demands on the space available, it’s vitally important that you select an interior designer that can understand these different needs, or combination of, as well as being able to interpret your own unique taste and style and then bring all these elements together to create one cohesive whole.
In the project featured in this post, as soon as the drawings were done, I began working on the optimum layout for the kitchen, dining and TV lounge areas. There was a large support beam that needed to be taken into consideration and this has been concealed with a large drop-down ceiling to house extraction fan and lighting over what has become a super prepping and cooking space in the kitchen.
Working closely from the initial stages of development of plan and getting inside the head of the client is key.
Design Solutions and Interiors recently undertook the complete refurbishment of an apartment for some Dubai clients.
The image in this post shows the bedroom with a bespoke headboard just before project completion. The client wanted to choose their own pictures and we're more than happy to take on as much or as little of the design process as required, although we regularly furnish complete apartments right down to sourcing crockery and cutlery.
The client provided a brief and budget and our interior designer created two mood boards. After a couple of calls and emails a brief for the project was agreed and the client handed over to us. At the end of the project we received a lovely testimonial.
"Amazing - you have surpassed all expectations, handling all the delays from our end. Your attention to detail is incredible ... we cannot thank you enough."

Your home is your retreat from the world … your safe place. It is also one of the most personal expressions of you. So, when you’re inviting someone in to help design its appearance and how it functions around your lifestyle it’s important to feel confident that the person you commission will interpret your visions and ideas and above all else who you will feel comfortable working with on such a personal level.
Your final choice of interior designer will be down to you after you’ve met up with one or two and discussed your requirements. Ask around friends and work colleagues and try and get a personal recommendation. Then draw up a short list and try and meet first with a designer or two before committing. Drawing up a few details of your requirements first will help you know what questions to ask and I’ve detailed a few things to look out for below.
If you’ve never worked with an interior designer before this can seem daunting. An experienced designer will be able to guide you through the process and help you specify exactly what is to be included within the brief.
